We often get asked, “Why do you offer warranties on an inspection? Isn’t everything covered by the inspection”?
The short answer is “no”, nothing is covered by a home inspection. Home inspections only document the current condition of a home at the time of the inspection. Home inspections are limited to the visual components of a home at the time of the inspection. They do not predict the future, do not indicate future performance, and do not guarantee anything in the future.
For these reasons, we always recommend that home buyers talk to their real estate professional about home warranties. The conditions that exist in a home can and will be different after closing. Time is hard on home. People are hard on a home. The home we saw on one day, will be different 2 weeks later, 4 weeks later, or 8 weeks later.
Home buyers should be aware of the conditions of the home warranty the purchase. Many specifically exclude any claims that are made in the first 30 days. The warranty companies say that claims arising that fast are due to “pre-existing” conditions, even though the home inspector indicated that no problem was present at the time of the inspection.
We do include limited warranties – FREE to all home buyers – that help to bridge the gap between the home inspection and the 30 day waiting period of a home warranty.
