Even new homes need inspections! As a home inspector, I recently purchased a new home. In order maintain a cordial relationship with the builder, I hired my own home inspector, rather than doing the inspection myself. I didn’t want the builder to think I was nit-picking, or trying to get something that everyone else wouldn’t want fixed also.
Among the things my inspector found were a window that would not open, doors that did not close, a faucet that didn’t work, and a leak in the roof, among other things.
The builder was not aware of these items, as he relies on his sub-contractors to ensure everything is perfect. The builders supervisor took the list of items in need of correction, and immediately went to work on them.
Most all builders that we’ve dealt with are very receptive to 3rd party inspections are happy to work to ensure the home buyers are satisfied.
Today, we inspected a new home in western Johnson County. It was a beautiful home but not without a few items that needed attention. To give you an idea of typical new construction defects, we found these (among over 20 other issues (not listed here):
A drain pipe was leaking in the basement.
A bathroom drain vent terminated inside the basement (phew!)
The kitchen oven did not work.
The kitchen dishwasher did not work.
The stones on top of a retaining wall were not secured and could have hurt someone.
A sink did not have water supply lines connected to the faucet.
A window with no flashing installed below the window.
Any of these items would have become an inconvenience to the new home owner upon moving in.
